No. We enter into a professional management agreement or a corporate lease with you. Unlike traditional sub-letting, we provide $20M Public Liability insurance, professional weekly cleaning, and 24/7 asset monitoring. We act as your most reliable, long-term tenant.
The lease is held directly by TJ Properties (ABN: 52 751 035 126). As a corporate entity, we are your single point of contact and are legally responsible for the rent, utilities, and the condition of the property. You receive one guaranteed payment every month, regardless of occupancy.
Yes it is absolutely legal. You will sign an additional contract (Annexure/Addendum) with TJProperties to go with the standard lease contract.
When you partner with us, we become your tenant. You receive your agreed-upon rent every month, regardless of whether the property is occupied or not. You will never have to worry about rent arrears or "void" periods again.
We cater exclusively to vetted professional clients, including relocating corporate executives, medical professionals, and business travelers. Every guest undergoes a background check and must agree to our strict "No Party, No Smoking, No Pets, No unauthorised guests" policy before arrival.
We handle minor maintenance up to $300 (light bulbs, leaky taps, etc.) at our own expense. For larger structural issues, we act as your "first response" team, notifying you immediately and coordinating professional repairs so you don't have to take time out of your day.
