Who is TJ Properties?
We are a professional corporate housing provider led by Directors Thomas and Jess. We bridge the gap between high-end hospitality and long-term property investment by managing executive stays for corporate professionals in Melbourne, Sydney, the Gold Coast, and the UK.
Is this a sub-letting arrangement?
No. We enter into a professional management agreement or a corporate lease with you. Unlike traditional sub-letting, we provide $20M Public Liability insurance, professional weekly cleaning, and 24/7 asset monitoring. We act as your most reliable, long-term tenant.
Who is the legal tenant on the lease?
The lease is held directly by TJ Properties (ABN: 52 751 035 126). As a corporate entity, we are your single point of contact and are legally responsible for the rent, utilities, and the condition of the property. You receive one guaranteed payment every month, regardless of occupancy.
Is this Legal & and how do we make it Legal?
Yes it is absolutely legal. You will sign an additional contract (Annexure/Addendum) with TJProperties to go with the standard lease contract.
How is my rent guaranteed?
When you partner with us, we become your tenant. You receive your agreed-upon rent every month, regardless of whether the property is occupied or not. You will never have to worry about rent arrears or "void" periods again.
Who actually stays at the property?
We cater exclusively to vetted professional clients, including relocating corporate executives, medical professionals, and business travelers. Every guest undergoes a background check and must agree to our strict "No Party, No Smoking, No Pets, No unauthorised guests" policy before arrival.
What happens if something breaks?
We handle minor maintenance up to $300 (light bulbs, leaky taps, etc.) at our own expense. For larger structural issues, we act as your "first response" team, notifying you immediately and coordinating professional repairs so you don't have to take time out of your day.
What if a party is thrown by one of these 'corporate clients'?
We have strict guest verification and vetting procedures in place.
Every guest must submit government issued ID, pass background checks, meet criteria based on their online travel agency platforms, reviews, and history.
If they do damage the place, we’re fully insured and covered through our hosting platform along side with our $20M Public Liability insurance.
Plus we take a security deposit and have a dedicated support team - that handles all guest issues instantly.
How do you ensure the property is looked after?
Unlike a standard long-term tenant who might clean once a week (or less), we provide professional housekeeping 4–8 times per month. We also conduct regular maintenance checks and use Minut Smart-Home Technology to monitor noise and smoke levels 24/7, ensuring the property remains in "display home" condition and neighbours are never disturbed.
We need the property to be perfect for the next executive, it is often kept in better condition than a traditional long-term rental.
What technology do you use?
We utilize Hostaway, the industry’s leading channel manager, to synchronize bookings globally. This ensures zero double-bookings and allows us to use data-driven pricing to keep your asset competitive and profitable.
Are there any management fees?
Unlike traditional real estate agents who charge 7–10% plus marketing fees, we typically do not charge landlords a management fee. We earn our margin from the "gap" between the corporate stay rate and your guaranteed rent. You get 100% of your rent, and we handle 100% of the work.
Why wouldn't the Landlord do this themselves?
Managing a property as a short term rental is a full time job.
